Iron Spear LLC is a Texas property management company. We serve owners and investors in any city across the state, including out-of-town owners and military families who keep their homes when they PCS and need someone they trust on the ground.

Family Legacy of Service
Iron Spear runs in the family.
Iron Spear is led by two brothers, Marc Alan Besinaiz and Stephen-Michael Besinaiz. Our grandfather served in World War II. Our father served in Vietnam. Family members continue to serve in uniform today.
Stephen-Michael retired as a Lieutenant Colonel in the United States Army. That discipline, and the family habit of taking responsibility for what you look after, shape how we run this company.

Regular on-site visits on a cadence you set. We check the interior, exterior, and grounds, then flag anything that needs attention.

Condition inspections with photo reports
Detailed inspections at move-out, move-in, quarterly, or on demand. Every report includes dated photos and a clear written list of issues.

Maintenance and vendor coordination
We source, schedule, and quality-check plumbing, HVAC, electrical, landscaping, pest, and general repair vendors so you do not have to.

Turnover and make-ready
Coordinating cleaning, painting, minor repairs, and small improvements between occupancies so the property is ready for its next chapter.

Capital project oversight
Owner-side coordination for renovations, roof work, and other larger scopes: bids, timelines, on-site checks, and final walkthroughs.

Vacancy caretaking with owner reporting
Routine security checks, exterior upkeep, and weather-related inspections for unoccupied property. You get a written report every visit.

You can pause or stop service anytime with no cancellation fees. We do not lock owners into terms that outlive the trust behind them.
Month-to-Month Plans
For owners who want scheduled visits and ongoing oversight on a regular cadence. Billed monthly, cancel anytime.
Per-Visit Pricing
